Bengaluru: PXL Hotels plans to expand its presence in Bengaluru through new hotel projects and by taking over the management of existing properties. The company aims to reach 1,000 keys by 2030, including hotels already operating and projects signed for future development.
PXL Hotels currently operates PXL27 near Cubbon Park, which has 24 keys. Its upcoming projects include PXL Electronic City, a planned 100-key hotel, and PXL110 at Sadahalli, which will have 140 keys. Both are greenfield developments.
The company is also set to take over the management of two hotels in central Bengaluru, with a combined total of 50 keys. These properties are expected to open under its management within the next four months.
Once these projects are included, PXL Hotels will have a portfolio of 314 keys across its existing hotel and upcoming properties.
Focus on Strategic Locations and Asset Expansion
PXL Hotels' development pipeline spans key commercial and growth corridors in Bengaluru. The planned Electronic City property is positioned to serve demand associated with the city's technology and business ecosystem, while the Sadahalli development will add capacity to the company's portfolio in another important part of the city.
Alongside greenfield development, PXL Hotels, the hospitality brand of Raja Builders & Estates, is pursuing planned management takeovers in central Bengaluru. This forms part of Raja Builders & Estates’ broader hospitality expansion strategy, combining purpose-built hotels with existing properties brought under the PXL brand and management.
The two central Bengaluru properties are expected to add 50 keys collectively. Their individual property names and ownership or partnership details have not been disclosed in the information provided.
PXL27 Reports Occupancy Ramp-Up Within Four Months
PXL27 at Cubbon Park reached 80% occupancy within four months of launch, according to company-provided figures. PXL Hotels compares this performance with its internal benchmark of approximately 12 months for a comparable hotel to stabilise occupancy.
The company also shared an illustrative revenue-per-available-room (RevPAR) comparison. At an assumed occupancy rate of 75%, PXL27's estimated RevPAR is approximately ₹4,279, compared with an estimated ₹1,350 for a hotel charging ₹1,800 per night, using the same assumed occupancy rate. This represents an approximately 3.2-fold difference in the illustrative calculation.
The comparison is based on assumed occupancy and room rates, not independently verified competitor operating results. Actual RevPAR would depend on realised room rates and occupancy.
Corporate Relationships and 2030 Growth Target
PXL Hotels has identified Rakuten, HCG and BEML as corporate clients that can be named publicly. These relationships form part of the company's corporate business profile, although specific contract values and timelines have not been provided.
Looking ahead, PXL Hotels aims to reach 1,000 keys by 2030 across operational hotels and signed projects in its pipeline. The target reflects the company's longer-term ambition to build a larger hospitality portfolio through a combination of new developments and management agreements.
As its pipeline progresses, the pace of execution, property launches and conversion of planned projects into operational inventory will be key factors in determining progress towards the 2030 target.
